Looking at September 2018 numbers compared to August 2018 numbers, we haven’t really moved that much. Active listings remain constant at twenty one. Six new listings in September, same as August. Four sales in September vs seven in August. However, compared to September 2017 we see some substantial differences. Four homes sold in September 2018 vs seven in 2017. Six new listings in 2018 vs twelve in 2017. And twenty-one active listings in 2018 vs thirty-one in 2017. The ‘smaller’ market and fairly consistent supply level has helped keep prices moving up as September’s median sale price was $$831,250 vs $720,000 same time last year. That’s a 15% gain. With a list price to sales price of 97% and days on market down to 39, our neighborhood market continues to look healthy and perform well.
