Starting your home search may feel like a daunting task. Am I ready? Do I have enough of a down payment? How long will it take? Can I afford the neighborhood I want to live in? How do I even get started?

You get started by working with a professional. Someone that has been through the process - not just dozens - but hundreds of times. As a result, we have a proven methodology that produced results. An effective step by step plan we walk through together.

So what’s the plan?

THE PLAN

PART 1 - START

1. OBJECTIVES & GOALS

The most important step! We’ll talk about your motivations for buying. How long do you plan on being in the home? Do you have certain neighborhoods in mind?

In short, what does your dream home look like?

2. PREPARATION

During this step we’ll get you in touch with the right lender so you can start the loan approval process. We’ll also discuss and evaluate possible purchase neighborhoods. Communication is everything so we’ll establish a communication plan going forward.

3. THE MARKET

We’ll take a deep dive into exactly what the local market is doing. How long are homes sitting on the market. Pricing. Offer scenarios. We want to make sure you have a solid understanding of the local market dynamics before we start looking at homes.

PART 2 - SEARCH

1. FINDING YOUR HOME

The fun begins! We’ll preview MLS available homes in person or via video. I’ll also use my long-standing network to locate and present off market homes. We’ll continue to do this until we find “THE ONE”

2. OFFER

Once we’ve found the ideal property, we’ll get ready to make an offer. To prepare, we’ll evaluate the contract docs used for the offer, we’ll also review recent sales in the area to confirm pricing and potential terms.

Then, we make the offer!

3. NEGOTIATE

Making an offer is just the start! After the offer is submitted, we’ll negotiate until we agree on a set of terms. If we come to an agreement, we’ll execute a contract and move to the next step. If we can’t, we’ll move on and keep looking.

PART 3 - CONTRACT

1. TITLE

Once we have a fully executed contract, we’ll send everything to the title company so they can get started on the title work. We’ll also notify the lender so the loan process can start. During this step, the Earnest Money deposit and Option Fee will be delivered to the title company.

2. INSPECTIONS

Next we schedule the inspections. Usually this consists of a general home inspection, but sometimes we’ll need to bring in some specialist, such as plumbers, electricians and foundation companies. ALL of the due diligence is done during this phase of the contract. After all the inspections are done, we’ll negotiate repairs and or concessions based on the inspection findings.

2. REVIEW

Once we move past the inspections, we’ll take time to review the preliminary title report work. We’ll also review the property appraisal and confirm that the loan process is on track to hit our contract closing date. During this phase we’ll also confirm insurability of the property with your preferred insurance agent.

PART 4 - CLOSE

1. THE WEEK BEFORE CLOSING

In order to get ready to close on the property, we’ll perform a final property walk through to confirm the property condition before closing. The lender will send out the final closing disclosure - a document outlining all the transaction financial details - for our review and approval.

2. CLOSING

All that’s left is to sign! We’ll meet at the title company to sign documents, wire funds and collect the keys to your new home!
